About the Role:

The Maintenance Supervisor at Trellis at the Lakes Apartments plays a crucial role in ensuring the safety, functionality, and aesthetic appeal of the property. This position is responsible for overseeing all maintenance activities, managing a team of maintenance staff, and ensuring that all repairs and upkeep are performed efficiently and effectively. The supervisor will also be tasked with developing and implementing maintenance schedules, conducting regular inspections, and addressing tenant concerns promptly. A key outcome of this role is to maintain high standards of living for residents while minimizing downtime and operational costs. Ultimately, the Maintenance Supervisor will contribute to the overall success and reputation of Trellis at the Lakes Apartments as a desirable place to live.

Maintenance Supervisor Minimum Qualifications:
High school diploma or equivalent. Proven experience in a maintenance supervisory role, preferably in residential property management. Strong knowledge of building systems, including plumbing, electrical, and HVAC.HVAC CERTIFICATION REQUIRED. Strong leadership skills in supervising a team.
Maintenance Supervisor Preferred Qualifications:
Certification in facilities management or a related field. Experience with property management software and maintenance tracking systems. Previous experience in a multi-family residential environment.
Maintenance Supervisor Responsibilities:
Supervise and coordinate the daily activities of the maintenance team to ensure timely completion of tasks. Conduct regular inspections of the property to identify maintenance needs and ensure compliance with safety standards. Manage maintenance requests from residents, prioritizing urgent issues and ensuring effective communication. Develop and implement preventive maintenance programs to extend the life of property assets. Maintain accurate records of maintenance activities, inventory, and work orders. Work with Property Manager to oversee property, team, and expenses.
Skills:

The required skills for this role include strong leadership and communication abilities, which are essential for effectively managing the maintenance team and interacting with residents. Technical skills in plumbing, electrical work, and HVAC systems are utilized daily to troubleshoot and resolve maintenance issues. Organizational skills are critical for developing maintenance schedules and keeping accurate records of work performed. Problem-solving skills are necessary to address unexpected maintenance challenges and ensure minimal disruption to residents. Preferred skills, such as familiarity with property management software, enhance the efficiency of tracking maintenance requests and managing inventory.
